Your roof is one of your home’s most important lines of defense—but even the most well-installed shingle roofs don’t last forever. So how do you know when a quick repair will do the trick, and when it’s time to consider a full replacement?
Here’s a breakdown of key signs to look for, and how to make the right call for your home.
1. Age of Your Roof
Asphalt shingle roofs typically last 20 to 25 years, depending on the materials used, installation quality, and weather exposure. If your roof is nearing or past that age range, replacement may be the safer long-term investment—even if the roof looks okay on the surface.
2. Visible Shingle Damage
If you're seeing:
Cracked, curling, or missing shingles
Bald spots where granules have worn off
Dark streaks or algae growth
...those are signs your shingles are no longer protecting your home effectively. Minor damage in a small area? You might just need repairs. Widespread wear? Time to start planning for replacement.
3. Leaks or Water Damage
A leak doesn’t always mean full replacement—but it’s a red flag. If you’re spotting water stains on ceilings or walls, or seeing mold or mildew in the attic, it’s time for an inspection. If leaks are isolated, they can usually be patched. Multiple leaks or water intrusion over a large area may indicate failing underlayment or decking, which calls for replacement.
4. Storm Damage
After a severe storm—especially with high winds or hail—it’s critical to have your roof inspected. Some storm damage is easy to miss from the ground but can compromise the integrity of your system. Insurance may cover either repairs or a full replacement, depending on the extent of the damage.
